Search of available Federal Bankruptcy Court records of individual and corporate names

 Copy of the last Certificate of Occupancy of record, including subsequent plans filed, that either change or propose to change the legal use of the premises. 

Search of municipal records showing repairs or services to property that the city has approved and been completed. The fees for the completed work are the responsibility of the owner.

Search revealing sanitation liens .

Report showing violations of record with the Fire Department  

Search of New York City or local County records for Health Code Violations. 

Search to determine if sidewalk violations exist. Reports include date  of notice of violation and violation number, if available. 

Search of Housing Department and Building Department for all pending violations of local building code. 

 Cross street information and dimensions of street. 

Search of the Specially Designated Nationals and Blocked Persons List.

Report showing open water fees. Final meter reading should be requested before closing.

Zoning Classification of a parcel.

Copy of Final Survey obtained at the Department of Buildings.

On-site inspection to determine any apparent physical changes not shown on survey provided.

Search of local and county tax records to determine current status of taxes due or paid and the existence of tax liens.

Search of local records to check if any new taxes or payments have been issued up to the time of closing.

Copy of current tax bill or current water bill.
